Introduction Letter from Short Sale TeamHello all, As many of you know, I am currently working with many distressed property owners in an effort to clean up the mess we are in. Although I am still working with my other clients and providing the same services I did before, I feel I need to do my part and hopefully make a difference. I have taken the time to educate myself on the short sale and foreclosure process and have taken numerous courses. Did you know that a deficiency notice can hang over your head for 20 years? These notices are typically the full amount of the balance owed on the mortgage(s) plus attorney fees plus late fees. This could be 100’s of thousands of dollars. This is why it is so important to work with the lenders towards a solution that will release the distressed homeowner from any future liability. It is absolutely crucial as a distressed property owner to hire a realtor that knows how to navigate the short sale process and more importantly is willing to put in the work in conjunction with the attorney in communicating with the lenders. This is very time consuming and many claim they know how to work with distressed properties, but the reality is they do not or they aren’t willing to put in the time. I have formed a distressed property team including a real estate attorney and a foreclosure defense attorney to tackle the unique needs and issues facing distressed property owners. I also have an assistant who is helping with follow up and calls that need to be made. If you already have an attorney I can still help you as long as you are not currently working with another realtor. I wanted to introduce Bruce Jacobs as part of my team. He is the foreclosure defense attorney and he used to work for a bank in the foreclosure department so he has an “insiders” perspective on how to work with banks. He knows what they are looking for and how to motivate them. Short sales and foreclosures work simultaneously and a foreclosure attorney, like Bruce, can give you the time needed to close a short sale before it goes to foreclosure. Bruce can also advise homeowners as to what options are available to them. Bruce is going to be featured on radio on The Ron Mann Show on 880AM "The Biz" every Thursday from 6:00pm to 7:00 pm. He will be talking about recent developments in President Obama's plans to fight foreclosures and the realities of fighting foreclosures in South Florida's Courts. If you or someone you know is having difficulty keeping up with mortgage payments please have them contact me. Things to listen for in conversation are people that had a pay cut, lost their job, not making what the used to make, had an injury, divorce, etc. These are people that I can help and remember, discretion is my utmost priority.
